Maryland Counties See Increase in Median Home Sale Prices

Long & Foster: Inventory is down in Montgomery and Prince George's counties.

The housing market may be on the rebound, according to new numbers released by Long & Foster. The real estate company’s data shows that in a year-over-year comparison from February 2012 to February 2013 median sales prices are up in many Maryland counties, while the inventory of homes for sale is down significantly. County Median Sales Price—Feb. 2012 Median Sales Price—Feb. 2013 Change Available Inventory—Feb. 2013 Change Montgomery $314,995 $349,450 +11% 1,550 -45% Prince George’s $152,000 $165,000 +9% 1,710 -56% The pace of homes being listed and being sold has also picked up over the past 12 months, with the average Prince George’s house staying on the market for 54 days, and 51 days in Montgomery County. How surprising. You stick to the old Takoma Park and neglect the recent and more affordable (and usually much much nicer for the same price) parts of the city. No wonder people go into massive debt to live here when they could afford better for less if they were just more flexible in location. Please try to be more open minded. Montgomery County Home Prices Higher Than New York's

How high can prices go in Silver Spring and other Maryland DC suburbs?

Median home sale prices in Washington, DC, rose .4 percent from December, according to data from January 2013 cited in a recent Washington Business Journal article. The data, from website Zillow, shows a median sales price of $327,100, sixth in the nation. The top five are: Montgomery County, by comparison, would take the 5th place position from New York, with a median sales price of $379,500, a 4.9 percent year-over-year increase. Prince George’s County is also up in a year-over-year increase of 2.8 percent, with a median sales price of $230,800. The cheapest housing market? Detroit, MI, with a median sales price of just $82,600. The International Business Times, citing data from Standard & Poor’s/Case-Shiller, reports that housing prices…

County Council: Eased Rules for Accessory Apartments, Disabled Hiring Bill Passes and More

The Montgomery County Council met Tuesday, Feb. 5. Notable outcomes from the meeting include: County Eases Rules for Accessory Apartments The Montgomery County Council passed a zoning amendment and bill Tuesday that will make it easier for homeowners to add an accessory apartment to a single-family home, The Washington Examiner reported. After almost 10 years of policy discussion, homeowners who want to add a small apartment for an aging parent, a caretaker or a renter can now do so in 90 to 110 days, versus a process that previously took a minimum of five to six months, The Washington Post reported. Housing Market Fared Well in December 2012

Both the median sale price and the number of houses sold in the county increased over that of December 2011, according to a statement from The Long & Foster Companies.

The housing market fared well in Montgomery County—and in the suburban Maryland region as a whole—last month. Both the median sale price and the number of houses sold in the county increased over that of December 2011, according to a statement from The Long & Foster Companies. In December 2012, the median sale price for houses on the market in the county increased by 9 percent and house sales increased by 3 percent, compared to December 2011, according to the statement. (Sale activity was higher, however, in Frederick County, where last month's median sale price increased by 30 percent and house sales increased by 21 percent over December 2011, the statement added.) Inauguration Rental Prices Reach $10,000

Locals willing to rent their houses list exorbitant prices online.

While a significantly lower number of people (according to a WJLA report) are expected to visit Washington, DC, for President Obama's second inauguration on Jan. 21, hundreds of local residents have offered their houses, apartments and condos for rent, with some rentals priced as high as $10,000 for a rental starting Friday, Jan. 18, and ending Tuesday, Jan. 22. Craigslist featured more than 100 inauguration listings on Thursday morning, Jan. 10. The listings were found by searching for the term "inauguration" under the "apts/housing for rent" section. One Capitol Hill resident is seeking $10,000 for a three-bedroom, two-full bath, fully-furnished 1,500-square-foot town home, with payment by cashier's check required upfront. By comparison…
